Is it possible to visit the apartments?
Yes.

Once you have identified the apartment(s) you are interested in, we will arrange a viewing.

These viewings, which are limited to 5, are free.
Do you rent only to corporate clients?
The landlords who trust us to rent out their properties are looking for the best possible tenants.

Generally speaking, corporate clients are excellent tenants and are usually the landlord's favorite applicants.

However, we submit to the landlords every application file meeting the usual solvency criteria, including non-corporate applications.
I did not find the apartment I was looking for, how can you help me?
We have put in place an alert system.

You simply need to specify your search criteria on this page.

If a new apartment matches your search criteria, we will send you an email on the same day.
Every week, we will send you a recap email.

To stop receiving alert emails, you will simply need to unsubscribe to the alert.

Costs associated to the rental

Do I need a house insurance?
Yes.

We will need to see the proof of insurance to be able to remit he keys.

If you need, we can put you in touch with an insurance company we work with.
Do I need to subscribe to utilies?
Unless specified otherwise, yes.

On long term rentals, all utilities are under the tenant's name.

Please note that boiler maintenance and sweeping is also the responsibility of the tenant.
Do I need to subscribe to the internet?
Unless specified otherwise, yes.

On long term rentals, internet services are under the tenant's namen who can choose his provider.
Do I need to pay the housing tax?
Yes, if you are present in the apartment on January 1st.

No prorata is applied. The housing tax is usually received in September or October.

For furnished rentals, to be able to reimburse the security deposit, a proof of payment of the housing tax must be given.

Problem during the rental

Who should I contact in case of problem during the rental?
It depends on the case.

If we act as property manager, please contact us at support@pariscorporatehousing.com, or call her helpline (01 40 76 02 12).

If the landlord did not ask us to be property manager, please contact him directly.

In case of emergency outside of business hours, please contact the helpline of your house insurance. These helpline are usually available 24/7 and offer an English-speaking service.
Who is responsible in case a repair is needed?
It depends on the case.

Some repairs are the landlord's responsibility, some are the tenant's.

The responsibilites follow the French law (Décret n°87-712 du 26 août 1987).

The list is attached to the lease contract as an appendix ("Réparations locatives").

Property management

What is property management?
Property management is a service we offer to landlords who subscribe to it.

When we are property manager, we replace the landlords for any issue related to the rental:
- If the tenant has a problem during the rental, we are his contact point.
- If the problem is the landlord's responsibility, we take care of it on his behalf.
What are the benefits for the tenant?
The main benefit is to deal with a professional.

This translates into better reactivity, knowledge of the law regarding tenants' and landlord's responsibilities and the ability to mobilize quickly a network of trusted plumbers, electricians, heating specialists, locksmiths, etc.
Does it mean you can help me during the rental?
Yes.

In any case, when we are propery managers, you can call us in case of problem.

If the problem is the landlord's responsibility, we will take care of the problem.

If the problem is the tenant's responsibility, we can help you, but there is a cost associated to it (60€ incl VAT for the commuting + 60€ incl. VAT per hour).

Agency fees

For furnished rental, how much are the agency fees?
For a 12-month renewable lease, the agency fees are 12.5% of the total annual rent inclunding charges + 20% VAT.

In relevant cases, ALUR law will apply : 12 € incl. VAT per sqm (viewing / application / lease contract)+ 3 € incl. VAT per sqm (walk-in inspection).
For unfurnished rental, how much are the agency fees?
For a 3-year renewable lease, the agency fees are 10% of the annual rent + 20% VAT.

In relevant cases, ALUR law will apply : 12 € incl. VAT per sqm (viewing / application / lease contract)+ 3 € incl. VAT per sqm (walk-in inspection).

Security deposit

What does the security deposit cover?
The security deposit covers the potential damage to the propery or the furniture.

It can never be used to pay the rent, even the last month of rent.
How much is the security deposit?
Unless specified otherwise, the security deposit is worth 2 months of rent for furnished rental and 1 month of rent for unfurnished rental.
How long does it take to be reimbursed after the rental?
Following the ALUR law, the security deposit must be retrurned within 2 months after the end of the rental.

If no repair is needed, this period is reduced to 1 month.

Please note that a provision can be kept to cover the housing tax and/or the charges regularization.
